The asking price is visible, but the ground, access, services and planning position can change what the plot really asks of your budget.
What's happening?
A plot is not just its asking price. Its value to your project depends on what has to happen before and around the house: getting vehicles and services in, dealing with the ground, meeting planning conditions, designing for the site, and paying for the work those constraints create. A cheaper plot can carry more of that work; an expensive one may already have some of it resolved.
You do not need to predict every outcome before you investigate. You do need to separate what is known from what needs checking, then decide whether the unanswered questions could change the budget enough to matter. A written list gives each question an owner and stops a reassuring assumption being treated as a costed fact.
