Snagging & Closeout Tracker

The paperwork that releases the money, run in one place.

Every snag with an owner, a due date and evidence of closure, alongside the closeout documents each tied to the certificate it feeds. The last five per cent of a job routinely takes a quarter of its duration, and the reason is nearly always administrative: snags closed that nobody signed off, documents produced that nobody sent, certificates unissued and retention not released.

How it works

Snags that actually close

Each snag carries who raised it, whose liability it is, who owns the fix, when it is due and the evidence reference that proves closure, so disputed items surface instead of festering in a list nobody reads.

The documents that release money

The closeout half lists each document against the certificate it feeds. A closeout list with three documents outstanding is a retention release that has not happened yet.

The position, at a glance

Snags open, overdue, disputed as yours, and closeout documents outstanding, totalled at the top, so the distance to release is a number rather than a feeling.

An Excel template with no macros. Only the yellow cells can be edited, the Guide tab explains every step, and it prints on A4. Your contract's terms come first.
